The choice of a home inspector is huge. Finding the right inspector for you is critical. The standards for becoming a licensed home inspector is through the Texas Real Estate Commission (TREC) are relatively simple. Individuals are trained to take a test. Simply having a (TREC) license does not mean you are a good inspector. The test of a quality home inspector is how long they have survived in the industry. Chris Nowling has been in the construction industry including inspections since 1978. Steve Cannon has been in the construction industry including inspections since 1979. As home inspectors Chris & Steve have performed in excess of 14,000 inspections in the Central Texas area. They both hold the highest level license that (TREC) provides “professional” unrestricted. All Texas home inspectors are licensed. Chris and Steve are also Code certified inspectors, a very tough designation to achieve.
“Time is Critical” As buyers you quickly discover that the time allowed for discovery (home inspections, surveys, & appraisals) is limited. The “Option” period provided in a contract can be as little as a few days. Time is “critical”. We provide computer generated reports at the time of the inspection, “No Waiting”. This provides the buyers and the inspector the opportunity to go over the report one item at a time. Most inspectors do not produce their reports at the time of the inspection resulting in the buyers waiting sometimes days before receiving the report. Aside from the waiting period the buyers typically discover things in the inspection report that were not discussed on the day of the inspection and now the home inspection period is about to expire.
“The Structural & Mechanical Report” The report is a very comprehensive narrative type that is easy to navigate and understand. We use terms that the lay person can understand. The report also includes a summary that makes it very easy to find the most important issues in the report. Chris Nowling provides one of the most comprehensive home inspection reports on the market that includes digital photographs.
“Termite Inspections” Many Texas inspectors “farm” out their termite inspections to pest control companies. In our opinion this is a conflict of interest since the pest control company can bid on services that they recommend during the inspection. The pest control company is more interested in selling a $500.00-900.00 termite treatment than collecting a $50.00 inspection fee. Chris & Steve are licensed by the Structural Pest Control Board and perform their own (WDI) termite inspections.
